In our last educational contribution, we looked at the differences between the different types of commercial leases. Brief summary: The most common types are «gross,» where the landlord covers expenses such as taxes and utility bills, and the tenant pays a fixed fee, and «net,» under which the tenant covers those costs. A green lease can be gross or net – it is important that energy efficiency interests are coordinated. Almost all commercial leases can be modified to include green lease elements.
